This guide explains the common signs you need wall tiling, what you should do straight away, and what a professional tiler will check on site.
If tiles are cracked, hollow-sounding or wobble when you press them, the adhesive or backing has failed. Loose tiles let water get behind the finish and into the wall, which leads to substrate damage and damp patches. Immediate action: avoid using the area where possible and move shampoo bottles, soap and other items away from the loose tile.
Grout acts as the joint seal between tiles. When it’s missing, crumbly or full of hairline gaps, water travels straight through to the wall. Small sections can be re-grouted; widespread failure usually means a deeper problem with movement or water ingress.
Persistent black mould or brown staining often indicates sustained moisture. If tiles or grout bubble, the substrate behind the tile may be wet or the adhesive has been compromised. That’s a red flag for tanking or waterproof membrane failure in wet rooms and bathrooms.
Tiles that sit at different heights (lipping) or have shifted out of true point to poor installation or movement in the substrate. This is common where tiling was done over unstable plaster, timber studs without the correct backer board, or inadequate adhesive.
If one area of the wall feels cold or damp compared to the rest, moisture might be trapped behind tiles. In properties with older plumbing (common in Glasgow tenements), a slow leak behind the wall may be the cause.
